The entire process of buying and selling real estate usually consists of the following stages:
- Selection and audit of real estate. This is one of the most important stages, during which an inspection of the real estate, documents and the identity of the owner is carried out, carefully looking for possible risks associated with the conclusion of a sales contract. Inspection of real estate includes research and study of all available registers, inspection of the technical passport, as well as ownership documents and completed redevelopment or reconstruction works.
- Eliminate deficiencies, if any. Sometimes during the analysis it turns out that the real estate object is not ready for sale. It is possible that a minor is registered there, does not have an up-to-date (valid) technical passport, or there are other circumstances that objectively, according to the Law, prevent the execution of an agreement for the purchase and sale of real estate.
- Prepare for buying and selling real estate. If the real estate is suitable for the deal and the commercial conditions are agreed and satisfied by the parties, then we will help you to support this deal, which includes:

It is very important that the preparation is effective and that all details and nuances are taken into account. Sometimes the contract (agreement) for the purchase and sale of real estate may not take place at the notary due to the absence of all the necessary documents or non-fulfillment of obligations.
Perhaps the easiest, but definitely the most important and essentially final moment is signing the contract of sale of real estate at the notary.
Usually, the parties to the contract are a bit worried during this final stage, however, we, as experienced lawyers, try to prevent this from happening, to do everything possible to make the deal go through without any problems, including psychological ones.
As a rule, at the notary's office, the parties signing the sales contract perform all the calculations and pay the necessary taxes.
After all these procedures, the notary makes changes to the register of property rights and issues the relevant documents to the new owner.
The previous owner hands over the keys, and that's the end of the lawyers' work.
But there are situations when the transaction is complicated, for example, when you need to transfer funds from abroad to the seller's account, and this banking operation can take a lot of time, but it is worth waiting.
Alternatives are possible, for example, a letter of credit, when the buyer transfers money to a special account, and the seller receives it only under certain conditions (for example, after concluding a sales contract).
